Regulated escrow with
Independent trustees

Four guards
Your money goes to a locked escrow account with ICICI Bank or HDFC Bank, in the property firm's name. It is separate for every property and never touches Ansh's own accounts.
An independent trustee oversees the escrow account. Every payment out needs the trustee's approval, with a supporting document: an invoice, a tax challan or the sale agreement. Refunds go back to your own account.
A registered valuer values each property before purchase and again at intervals. The price per Ansh comes from the real cost and that valuation.
Lawyers check 30 years of title, the approvals and the RERA registration before purchase. An auditor checks the firm's accounts every year. The trustee issues periodic certificates.
The money trail
Step 1: Your Bank
You pay from your own verified account. No cash, ever.
Step 2: Locked Account
Held in the property firm's name, at a bank.
Step 3: Trustee Check
An independent trustee approves every payment out.
Step 4: Seller
Paid in full by bank transfer at registration.
Ansh never accepts cash. Payments are only from your own verified bank account. Sellers are paid 100% by bank transfer, and the registry shows the full price.
Each property sits in its own firm, so a problem in one property cannot affect another.
Payout order
At purchase, the first use of the locked account is the price to the seller. Changing this order needs 75% of investors and the trustee.
Statutory Dues and Taxes
Property tax and other dues are paid first.
Running Costs
Management, upkeep, insurance and bills.
Loan Service, If Any
Only if investors voted to take a loan.
Safety Reserve
A small top-up for repairs and empty months.
Investors, by Ansh Held
Everything left is shared by square feet.
Your say
Selling the property, taking a loan, leasing outside the agreed terms, big spending, or changing the manager.
Emerald squares voted for, grey against. The dashed line is the threshold.
Changing the order in which money is paid out. The trustee must also agree.

The firm still owns the property and you are still a partner in it. Investors can appoint another manager by vote.
More on safety in the FAQThey reduce risk but do not remove it. Rent can fall, the property can lose value and selling can take time. Returns are not guaranteed.
