Risk Disclosure
Please read this before you invest. It is written in plain words on purpose.
How You Own the Property
Each property is owned by its own LLP, registered with the Ministry of Corporate Affairs, and your rights come from the agreements you sign. Rules for fractional ownership in India are still developing and could change how this works.
Returns Are Not Guaranteed
- Rent can stop or fall. The tenant may leave, pay late or ask for a lower rent, and the property may stay empty for months.
- Costs can rise. Repairs, taxes, insurance and running costs can go up and reduce payouts.
- Values can fall. The property can be worth less than you paid. Valuations are estimates, not prices anyone has to pay.
- Illustrations are not forecasts. Any yield or gain shown on the Platform is an illustration only.
Getting Your Money Out Can Take Time
- There is no lock-in unless a property's key terms set a minimum holding time. You can list units for sale any time, but listing is not selling.
- A sale needs a buyer on the Platform. There may be no buyer, or only at a lower price.
- Selling the whole property needs an investor vote, and a sale can take months.
- During a pause (a gate event), new orders, signing, listings, trades and payouts can be put on hold.
Other Risks
- Concentration. Each investment is in one property, in one city, usually with one tenant.
- Legal and tax changes. Laws on property, partnerships, tax and digital platforms can change.
- Platform risk. Ansh could stop operating. The LLP would still own the property and investors could appoint a new manager by vote, but this could take time.
- Technology risk. Outages, errors and security incidents can happen.
- Liability. As a partner of an LLP, your liability is limited to what you contributed, except for your own wrongful acts.
What Protects You
Your money sits in a locked bank account (escrow) in the property firm's name. An independent trustee approves every payment out of it. An independent valuer and an auditor check the property and the books. These reduce some risks. They do not remove them.
Invest only money that you can leave in for several years and can afford to lose.
