Terms of Use
Last updated 14 Oct 2026. First draft, to be reviewed by legal counsel before real use.
These terms apply when you use the Ansh website and app (the "Platform"). The Platform is run by Ansh Platform Technologies Private Limited ("Ansh", "we"). Please read them together with the risk disclosure, the privacy policy and the refund policy.
1. What Ansh Does
Ansh is a technology platform. It helps you take part in a specific rented property through the property's own firm, a limited liability partnership (LLP). When you buy Ansh units you contribute capital to that LLP and become one of its partners. One Ansh stands for one square foot of the property and measures your share. It is not a separate security or instrument.
Ansh does not own the properties, does not hold your money and is not an investment adviser.
2. Who Can Use the Platform
You can browse without an account. To invest, you must be an Indian resident aged 18 or above, complete KYC with your PAN, the last 4 digits of your Aadhaar and an Indian bank account in your own name, and accept these terms. NRI investing is not available yet.
3. Your Account
Keep your password and one-time codes private. You are responsible for activity on your account. Tell us at once if you think someone else has used it. We may suspend an account to protect you or others, or if the law requires it, and we will tell you why unless the law says we cannot.
4. Investing
- Each property page shows the price per Ansh, fees, key terms, documents and risks. Read them before you invest.
- You pay only from your own verified bank account into the property's locked bank account (escrow). Ansh never accepts cash.
- After payment you have 48 hours to e-sign the main agreement, your joining paper and the transaction record. If you do not sign in time, the order is cancelled and you get a full refund.
- You can cancel any time before signing and get a full refund of everything you paid, including fees and GST.
- Once all papers are signed, your units are allotted and you are admitted as a partner of the LLP.
5. Payouts, Votes and Exits
Rent income is paid out in a fixed order (taxes, running costs, loan if any, reserve, then investors) after the independent trustee approves each payout. Big decisions need investor votes as set out in the agreements. You can list units for sale to other investors on the Platform any time, unless a property's key terms set a minimum holding time. A sale happens only when a buyer is available. You can also receive your share of the proceeds if investors vote to sell the property.
6. Fees
Fees are shown before you pay: a platform fee on each purchase, a performance fee on realised gain, and an exit charge where it applies, plus GST. The fee rates for each property are on its page and in its key terms.
7. No Advice and No Promise of Returns
Nothing on the Platform is investment, tax or legal advice. Figures for yield or gain are illustrations only. Returns are not guaranteed, and the value of your investment can go down as well as up.
8. Demo Mode
While the Platform runs in demo mode, no real money moves, no real documents are checked and no real agreements are formed. Demo data may be wiped at any time.
9. Acceptable Use
Do not misuse the Platform: no false information, no use of another person's identity or bank account, no attempts to break security, scrape data or disrupt the service.
10. Liability
To the extent the law allows, Ansh is not liable for losses caused by property performance, market conditions, actions of the LLP or third parties, or events outside our reasonable control. Nothing here limits liability that cannot be limited by law, including for fraud.
11. Changes and Contact
We may update these terms. We will tell you about material changes in the app before they apply. Questions: [email protected], or call Ujjawal Sahay on +91-9993848444. These terms are governed by the laws of India.
